📘 What Is a Tenant-at-Will?

A Tenant-at-Will is a person who rents and resides in a property without a fixed lease term. Either the tenant or the landlord can terminate the agreement at any time, typically with 30 days' notice.

📌 When and Why It’s Used

This arrangement is common when a lease expires and neither party renews it, or during transitional housing situations. It allows flexibility but introduces unpredictability for both sides.

Pros

  • Provides flexibility for both tenant and landlord
  • Easy to end with proper notice
  • Can be beneficial for short-term living arrangements

⚠️ Cons

  • Lack of long-term security for the tenant
  • Risk of sudden vacancy for the landlord
